RSJ on concrete pad stones

Alot of our customers are after the open plan style of living and we carry out alot of wall removals some are load bearing some are not. The most popular load bearing wall to be removed is the one between the kitchen and dining room to create a large kitchen diner.

Another is the wall between the living room and dining room.

Chimney opened up

We also remove chimneys in parts or the whole chimney and we even open them up and add new lintels to raise the height of the chimney opening to allow cookers to be placed inside.

It is however very important to look at the paperwork side of the job as without the correct certificates etc you may have problems when selling your home. In order to have structural walls removed or altered you will need:

After the paperwork has been sorted you can then start work. To remove a load bearing wall usually the 1st floor ceiling joists in either room are propped using acro props and timber to spread the weight this stops movement and the dropping of the floor above.

You then set up another row of acro props with steel pecks on known as strong boys. These are put in place to hold the brickwork of the load bearing wall to make sure that doesn't drop.

Once everything is securely held in place and propped you can start to remove the load bearing wall.

The RSJ is usually sat on concrete padstones at either end for added strength.

There are often hidden structural alterations required on bathrooms aswell.
