The cost of house extensions can be offset by the financial and emotional costs that would have been involved in moving house. In most cases to move properties you will have to pay for stamp duty, removal fees and solictors fees for buying and selling and also run the gauntlet of the chain breaking down by someone failing to get the finances in place or someone deciding they don't want to sell.

To move from a £100,000 2 bed terraced house to a £200,000 3 bed semi detached property could cost £6000 in duties and fees plus removal fees.

To move from a £200,000 semi to a £350,000 detached to gain an extra bedroom and larger kitchen could cost around £16,000 in duties and fees without the removal men.   

There can be many things to consider before starting on house extensions such as costs, planning permission and building regulations. From an initial site visit we can help and advise you every step of the way. We can use our own architect if you don’t already have plans or simply work from ones you supply. 

In 2008, the government revised the planning regulations. Allowing more household projects to go ahead without the need to apply for planning permission.

The new rules don't mean that you can just build or extend what ever you feel like. It's still important to follow house extension guidelines on size, design and position. If you are unsure on the need for planning permission you can fill in a HE1 form and send it to your local planning office. They will tell you if planning permission is needed or not. It's still always worth getting it in writing even if your property doesn't need it.

Also remember, if you live in a listed building, Conservation Area, World Heritage Site, National park, or the Norfolk or Suffolk Broads or an Area of Outstanding Natural Beauty then your rights aren't the same. You will need to check with your local authority when you are thinking of extending in one of these areas.

When Can You Extend Without Planning Permission?

You are able to extend without a planning application so long as you don't cover more than 50% of the land around the original house. In respect of planning permission 'original house' means as it was first built, or as it stood at the 1st July 1948 if it's older than that. Remember that any existing house extensions by the properties previous owner(s) counts towards the total allowance. 
House extensions should not be forward of the building line of the original home, ie the front. It also should not be forward of the side of the house if this is what fronts the road.

Terraced Properties

Single-storey house extensions can go a maximum of 3m beyond the rear building line of the original house. The maximum height of single storey house extensions is 4m.
Loft conversions can have a maximum volume of 40 cubic metres (and any additions by the previous owners count towards this).

Semi-Detached Houses

A single-storey rear house extensions can go a maximum of 3m beyond the rear building line of the original house. The maximum height of a single storey extension is 4m.
Loft conversions can have a maximum volume of 50 cubic metres (and any additions by the previous owners count towards this).

We have found the most popular house extensions are single storey extensions at the rear of the property allowing kitchens and dining rooms to become kitchen diners where the family can interact with each other.

Another popular feature at the minute is bi folding doors these are available in Aluminium, UPVC or wood. A tasteful patio or decked area at the same height as the extension creates a nice flow to the outside area when the doors are open fully allowing your garden to come into the house or vice versa. Another design tip is to have the same stone or tile flooring inside the extension as outside on the patio.

  

All house extensions whether they need planning permission or not, are all subject to building control. You can either do a full plans submission where building control go through the drawings to make sure they meet current regulations before you start or you can start on a builders notice. Although the latter is not adviseable as the specifications will not have been passed by building control and could be wrong.
